The number a builder rep quotes you for CDD, the number on the MLS sheet, and the number on the seller's November tax bill are frequently three different numbers. That is not a rounding problem. It is a structural feature of how Wellen Park was financed, and it shows up at the closing table in ways most buyers only discover after they own the house.
If you are pricing a Wellen Park home or writing an offer on one, the CDD line deserves the same scrutiny you would give the survey or the roof. Here is what to look at, in the order it will matter to your transaction.
The CDD line is not one number. It is a fixed bond-debt share plus a floating operations-and-maintenance share, attached to a specific parcel in a specific West Villages Improvement District unit. Knowing which half of that stack you are inheriting is the difference between a clean close and a $1,200-a-year surprise.
Wellen Park is not served by one CDD. The entire master plan sits inside the West Villages Improvement District, established by the Florida Legislature in 2004 and now covering more than 12,000 acres. WVID is split into ten separate "units of development," and different villages sit in different units. Some parcels sit in more than one unit and pay stacked assessments.
That is the mechanical reason CDD amounts vary so widely inside the same master plan. Reported ranges as of 2026 look roughly like this:

Two homes across the street from each other in Wysteria can carry a $1,200 annual gap because their lots were platted under different bond series. A comp based on square footage and finish level will miss that entirely. If you are a seller pricing against a neighbor who happens to be in a lower unit, your listing looks more expensive than it is on a fully loaded monthly basis, and buyers who run the math will notice.

That second point is the one buyers most often miss. When a listing agent tells you "the CDD drops off in a few years," what they usually mean is that the debt-service portion is close to bond maturity. The O&M portion continues, and it can rise. Ask for the current adopted budget and the bond amortization schedule for your specific unit. Both are public documents.
Sellers should know the same thing in reverse. If your bond is close to payoff, you have a real story to tell in your listing about the carrying cost trajectory. Do not leave that on the table.
Wellen Park has a Venice mailing address, but most of it was annexed into the City of North Port in 2001. For tax purposes, most parcels pay both Sarasota County and City of North Port millage, plus separate non-ad valorem assessments for fire and solid waste on the same bill. That is on top of the WVID line.
A group of Wellen Park residents organized as West Villagers for Responsible Government has been fighting in court since 2020 to de-annex from North Port, and the case is now headed to the Florida Supreme Court. Do not price a purchase or a sale on the assumption that the tax jurisdiction is about to change. Underwrite the property as it sits today.
When a listing description quotes "Sarasota County property taxes" without mentioning North Port, that is not a lie. It is an incomplete number. On a homesteaded $500,000 Wellen Park primary residence, the fully loaded annual carrying cost beyond mortgage principal and interest typically runs $10,000 to $15,000 once CDD, HOA, city millage, and insurance are stacked. The gap between the mortgage payment and the true monthly is 20 to 30 percent, and lenders will not surface that for you.

Prepayment is theoretically possible on some CDD bonds, but it depends on the specific bond terms and district rules, and it is uncommon. Do not build a strategy around paying it off at closing unless the district has confirmed the payoff figure and the process in writing.
Before you sign an offer on a Wellen Park home, or before you list one, run this sequence. It takes an afternoon and it is the single highest-leverage due-diligence work on the property.
Sellers, run this same list on your own home before you list. If you cannot answer a question a well-prepared buyer will ask, you are negotiating from behind.
Does the CDD go away when the bonds are paid off? The debt-service portion drops off at bond maturity. The O&M portion continues indefinitely and is reset each year through the district's public budget process.
Can I prepay my share of the CDD bonds at closing? Sometimes, depending on the bond terms and district rules. It is uncommon and must be coordinated with the district and reflected on title. Do not assume it as a strategy without written confirmation.
How is the CDD handled if the home is a rental? The assessment is tied to the parcel, not the occupancy. It appears on the tax bill regardless of whether the home is owner-occupied or leased. Landlords typically factor it into rent underwriting.
Are any Wellen Park communities CDD-free? No. Every village inside Wellen Park sits within WVID and carries a CDD assessment. Communities in the broader Venice and North Port area outside the master plan can be CDD-free, but that is a different search.
