Wellen Park Was Promised a Hospital. The Math Sent It to North Port Instead.

"It doesn't mean that Wellen Park won't be built," Sarah Lodge told the Town Chronicle in March 2025. Lodge chairs the Sarasota County Public Hospital Board, and she was talking about the 28 acres Sarasota Memorial Health Care System owns at Tamiami Trail and West Villages Parkway, the parcel everyone assumed would become Wellen Park's first full-service hospital.

Notice what the sentence promises and what it doesn't. It promises the site isn't dead. It says nothing about when.

That gap between "still a priority" and "here's the date" is the actual story, and it matters more to anyone comparing Wellen Park to other Suncoast communities than the square footage of any single building. The land is real. The zoning is done. What's missing is the one thing a buyer actually needs: a schedule.

The land swap, the rezone, and the vote that changed everything

Sarasota Memorial has held that 28-acre Wellen Park parcel since 2015, acquired through a land swap with the community's developer. In July 2024, the North Port City Commission voted unanimously to rezone it, clearing the way for a freestanding emergency center designed to connect to a future 150-bed acute-care hospital, mirroring the design SMH used at its Venice campus.

Everything pointed toward Wellen Park getting the region's next hospital. Then, on January 28, 2025, the hospital board voted to break ground first on a different site entirely: 32 acres on Sumter Boulevard in North Port, near Interstate 75.

The Sumter project has since grown. What started as a $450 million, six-story, 100-bed hospital became a $507 million project after the board approved adding three floors of shell space in August 2025, giving Sarasota Memorial Hospital-North Port room to expand from 100 beds to 208, and eventually as high as 400. Construction began in December 2025. The opening is slated for fall 2028.

Wellen Park's 28 acres, meanwhile, still sit zoned and undeveloped. Sarasota Memorial said in August 2025 that plans for the site were still being evaluated, and reporting as recent as March 2026 confirms the timeline remains unresolved, with the health system's board still working through budgeting and strategic planning for the property.

Why the busier market lost the vote

Here's the part that doesn't show up in community marketing materials. Sarasota Memorial's own staff report, the one the board used to choose Sumter over Wellen Park, found that SMH already commands 56 percent market share in Wellen Park. An average of 134 patients from the community are seen every day at SMH's Sarasota and Venice hospitals. Building a new hospital inside Wellen Park would mostly redirect patients who are already SMH's, producing what the report called substantial volume implications rather than growth.

In the Sumter area, SMH's market share is only 22 percent. A hospital there captures new patients instead of moving existing ones, which the report described as additional market share capture opportunity.

Put plainly: Sarasota Memorial didn't choose Sumter because North Port needed a hospital more than Wellen Park. City officials had lobbied for one for over six decades, and the need was real. But the deciding factor in the board's own analysis was where a new hospital would grow the system's business, not just relocate it. Wellen Park's existing strength with SMH is exactly why it lost the race for the next building.

Three tiers of care, one word doing too much work

"Healthcare access" gets used as a single reassuring phrase in Wellen Park's marketing, but it currently covers three very different levels of care with three very different timelines.

A freestanding ER can stabilize a heart attack or a broken bone. It cannot admit a patient overnight, perform surgery, or deliver a baby. A rehab hospital treats patients who've already been discharged from acute care elsewhere and need therapy to recover. Neither is a substitute for the full-service hospital the 28-acre site was zoned for.

What Wellen Park has instead

The pace of what's actually opening tells its own story. HCA Florida's emergency center treated its first patient, a 19-year-old with a rapid heartbeat, within hours of opening in March 2025. Exalt Health broke ground the following month on its rehab hospital, a $30 million, 40-bed facility on a 6.73-acre site along Tamiami Trail between Mezzo Drive and Pinot Drive. CASTO's medical office building brought 75,000 square feet of specialist space to the U.S. 41 corridor. Millennium Physician Group added imaging and lab services in 2024.

None of this is a downgrade from what was promised. It's a different order of investment: physician offices and emergency stabilization arrive fast because they're cheaper to build and don't compete for the same patients an acute-care hospital would. A 150-bed hospital is a nine-figure commitment that only pencils out where it adds new market share, and right now that math points north to Sumter Boulevard, not into Wellen Park.

Growth pressure on the area isn't slowing down either. Developers have floated Winchester Ranch, a project that could add roughly 9,000 more homes to the Wellen Park area if county negotiations go through, which only makes the eventual hospital decision more consequential for whoever is living there when it's finally made.

Sarasota Memorial has never walked back its interest in the Wellen Park parcel. Board members have called it a continuing priority in every public statement since the Sumter vote. But priority and project are different words, and the gap between them is measured in years, not months, especially once a health system's own numbers show the more profitable move is elsewhere.
